Using our unique points measurement system it is the first valuation method capable of creating a standard or benchmark from which all properties can be measured against and then valued. This sophisticated system allows for the measurement of all of an individual property’s features that contribute to its value. Over 55 attributes are assessed; for eg the size of the building, the style & condition of the interior & exterior of the property, details about renovations, views, aspect & proximity to things like beaches, schools & cafes.
How Does it work?
Our proprietary tool is designed to provide an accurate and reliable property valuation by systematically analysing all of a property’s characteristics and market conditions.
The process involves inputting property data, calculating a Property Ranking Level (PRL), and then factoring in the Suburb Value Level (SVL) to generate a precise market value. This approach ensures that properties are evaluated fairly and consistently, reflecting their true worth in the current market.
Property Ranking Level
Our property ranking system works using our Property Ranking Level (PRL) analysis score.
The first step in our process involves the Property Ranking Level (PRL). We input property data by selecting options from a series of dropdown menus. Each choice contributes a specific number of points based on the property’s features. These points accumulate to form a total property point score, which is then applied to our PRL structure. This system categorises properties into levels from PRL1 (lowest) to PRL10 (highest), allowing for a unique comparison of properties based on quality and standard, regardless of market value.
Suburb Value level
Property Pricer calculates the Suburb Value Level (SVL) and market conditions and impact
After determining the Property Ranking Level, the next step is to input the property’s suburb or town name. Our tool uses a special adaptation of CoreLogic sales data to calculate a Suburb Value Level (SVL). This index reflects the relative monetary value of the suburb compared to others, ensuring location-specific accuracy. Finally, the tool considers current market conditions and any known buyer or seller circumstances. By combining the PRL with the SVL, our tool generates a precise monetary value that accurately reflects the property’s worth in the current market.

Do you provide property comparisons in your reports that comply with ATO regulations?
Yes we supply three comparison properties with a brief comment on how the properties compare to the subject property.
How long will it take to get my report?
Often we can get the report to you within 24hrs, at the most 3 business days.
Do you incorporate renovations into your valuations?
Yes, we measure and calculate into our valuations any renovations and updates that will impact on the value of the property, for example, kitchen/bathroom, new floors, updated appliances, landscaping etc.
Do you provide valuations for those 'out of the box' properties that computer generated systems cannot value?
Yes we get a lot of these properties and we can value them on their own merit by including all of their distinctive features into our calculation.
Can you value apartments/units which are part of a hotel/resort complex?
Yes we also get lots of these properties and as above we can value them taking into account the special ownership situation as distinct from normal residential properties.
Can you value a property on a rural block?
Yes if its not a working farm.
Do you value commercial properties?
No, Property Pricer was developed to value residential properties only.
